Stealing them all would be impossible at best.

How receptive would you be if to a letter stating, "Hi Sarah Seller, I'm a Realtor who would like to help you sell your house, ... and if I can steal it, I'll buy it myself!"

When he implied that we were trying to steal properties I tried to explain the 70% offer formula. 

I haven't mailed to real estate owners yet (starting this week) but I have mailed to business owners (who usually don't check their own mail) and have a terrific response rate.  1)  Best response rate comes from NO return address, hand written delivery address, and any regular stamp placed somewhat crooked.  

Offering what works for you is never stealing.

I'm not trying to steal anyone's system so if you don't want to share that's ok.

Never had any problems yet but the letters I have sent I always put a disclaimer like you mentioned I also put if the property is currently listed they should keep working with their agent so if they bring it to their agent it won't look like I am trying to steal the listing.

Brokers stealing from us.

I am not saying steal the property from them, but you need to make it a win - win - win for everyone.
