I often had distrust towards hospitals because I never knew what the amount I was going to need to pay would be after going to the hospital; and it always seemed to be hundreds or thousands of dollars more than expected.Thanks to the financial security that real estate can provide, I am in a different financial position now compared to where I was 4 years ago.

When comparing taking the paid course and exam, to just reading up here, is the school and certification really worth it?

I am rethinking maybe transactional funding might not be as good compared to having cash to buy the house outright and not restricted for wholesaling purposes either.

"filling out paperwork" is traditionally a job for somebody with a license. 

Not a passive businessCan be harder to finance since it’s a non traditional type of real estate.

I'd talk to a local business broker to compare other shops for sale.  

The sellers agent has indicated that seller financing may be an option with a balloon at the end of a 3 year period which would require getting traditional financing and paying the seller back. 

Only comparing the potential rent to offset the mortgage will not result in a good outcome for you.
