Basically all of the items on the top list are things of these items are things I would expect any airbnb to have with the exception of the cereal, toiletries and coffee. 

You don't need to be an agent to buy directly from another person, just skip the agent part all together and have a lawyer draft up a contract.  

I would love to grab a cup of coffee with you sometime, and just chat about real estate.

Only caveat is it cannot be their permanent residence because they would then be an unauthorized tenant.

I know that in most cases this wouldn't be an issue, but there is a big difference between 1 Poodle and 5 "Insert Stereotypically Agressive Dog Breed Here", yet I don't see any language in the bill that would distinguish between those two scenarios. 

They would only pull credit one time, but unless your score is very borderline, this really shouldn't be an issue.

Have things lined up for much of the time already, but figured I'd see if any other investors/agents/GCs/wholesalers/etc are interested in a quick coffee meeting while I'm out there.
