Word to the wise, do not buy any property and lie to the lender telling them you are going to live there.

If I had $1 million lying around to invest in real estate, then I would buy way more than just 2-3 properties with it.More like several multi-family properties. 

Is the evidence that I have sufficient to show in eviction court that she did receive the notice and is either lying or threw it out or something?

Don't lie or tell them an untruth, but consider how you can use it that is truthful and achieves your objective. 

Have all communications come to your email address as well and place a do not mail notice with the mortgage company (infer that you can't trust mail delivery in your area or something of the like - which isn't lying because you won't be there to get it!). 

In reality people lie and will sneak them in if you don’t allow and even if you inspect they could say they are dog sitting.
