And most importantly, you need a "process" to manage your client's properties that allows you to work efficiently and effectively, otherwise, this business will keep you running 24x7 and you will burn out.

I live out in the country, and have a brush pile that I burn from time to time. 

One unit has burned down, it will need to be removed and then rebuilt.

I’m worried that I can’t rent it in this condition as I’d hate for a child to get burned...

If the weeds are large you'll temporarily end up with a bunch of burned looking stuff, but if you get out there when they are seedlings they just disappear. 

Had TWO tenants that burned our rental houses down over the course of 5 years or so.

I visited tenants at one of my units recently and found them burning half a dozen or more candles, spread throughout the living area.

I'm skeptical and worry about getting burned with the limited funds we have dealing with something we dont know much about.
