I also replaced the refrigerators again for energy savings and most people actually do prefer the bottom freezer styles like me. 

There really isn't a point to do that as it will burn your credibility with the buyer, which is your long-term relationship.

Double pane windows get you nothing and certainly aren't worth it, even if you are paying the power bill, in almost every case I've seen solar is a better option than new windows for "energy efficiency"

Where can I get burned?

Besides getting your revenue estimates properly, it’s important to consider all the expenses especially energy costs for keeping your guests cool, any lawn care or HOA dues, maintenance, etc.

@Brent Zande I have no crystal ball to be sure and once burned is twice warned (or so the saying goes if I got it right). 

I have this burning desire to become financially independent cos I can't do this 9-5 for 30 more years.

I have been burned too many times in the past doing this; showing compassion for those with less than my required standard.

I have seen investors think they can handle the hood crash and burn thanks to tenant quality which is impossible to get.
