We convert garages or add ADU's on as many properties that make sense and at $70k for a 2 car garage (assume 20x20sqft) that's only $175 per sqft which no licensed contractor would do it for here in Cali.

I use LandVision, but you can also use Propstream, etc and build lists of parcels in the markets you are looking, and then you skip trace the owners, call them/mail them, etc.

Thank you to all in advanceCarlos near east side is on fire. we are building two triplexes in 43203. there are plenty of new builds, variance requests, at least 800 units going in to this small submarket over the next few years, very strong market. any downtown adjacent within 1.5 miles is where our focus is. higher rents, higher price per square foot exit, plenty of land to purchase right now, total control in new construction.

Our contractor is unsure how to fix the issue, so I would love some help troubleshooting.I had the roofer come back and check the new roof - everything looks solid and the party walls are capped and sealed.
