Other than new construction, I think they will still want you to have a “functional” house and prove ability to repay the loan.Hard money is specifically short term loans with the ability to pay off the loan is dependent on the deal.

As an added benefit, the DST allows for you to create separate "series" (if you have heard of the Series LLC, it's the same function) for different investments, helping separate them out.

Wiersema if you have visible & functioning K&T, most insurance carriers will require you to replace it before they will insure it.You may be able to find some insurance carriers who will over look it, but they wont be the most affordable option.

I would expect all "common" entrances, such as a back door for laundry room, to be locked at all times...simply put a "storeroom" function handset on it so it is always locked.
