When we went out on the deck, we were hit with a wall of waste smell.  

A couple very anecdotal personal experiences that I can smell test against:1.

The listing agent you need to be aware of is the one who smells blood when a buyer submits an offer on behalf of themselves, because they know multiple ways to take advantage of that buyer without them ever even knowing it.

It's just bleach and water but it smells really strong and thus will impress the heck out of them.

Use 100% tub and tile silicone caulk, preferable GE Silicone II (GE Silicone I (all-purpose) smells awful).
