My goal for 2020 is that by the time my lease is up at this apt in late july that I can find a nice home lookin at about 3-4 bed and 3 Ba to house hack.

Ask the REP (retail energy provider) to set you up with a CSA (continuous service agreement) so that when the tenant moves out it will roll back into your name (you don't want to lose power and have to pay re-connection fees, etc.). 

So are 3 bed rental was apparently used as a meth lab and now requires remediation...which consists of complete cleaning and replacement of exhaust vents and cleaning furnace.

Within 1 year, another 4 bed slightly bigger than my house on the same street was listed for 150K more.

From talking to people around the area the neighbors pay anywhere from 40-80$ every three months per unit. some of the neighbors i asked have their own house two bed room one bath or two bath, the four plex i will be getting are all 1/1's.  

Before getting too involved in the numbers, I'll give you all a little background about myself - I'm 29 years old, currently own a fully paid for 3 bed/2 bath SFH in the Tampa Bay area and while open to going other routes, I'm leaning towards investing in additional SFHs and renting them out.I apologize in advance for the long post, but I want to give as many details as possible. 

We bought an old 1 bed 1 mini-sized bath Lake house & literally gutted/rehabbed it into 4 beds 2.5 baths.

The FMR for 3 bed home in this zipcode is $2100... which will turn my meager 2.2% to a monstrous 15.3%.
