You're right, with on-market deals, it's hard to clear 1% bar to downtown.

In addition to that, you should add bar graphs that back up your article.

There's lots of funny stuff I learned once upon a time working short sales...and that is that we don't know what is going on behind the scenes.   

If you have a lower end rental that you rent out to students cheaply, don't be surprised if they construct a homemade bar in the living room. 

Go to a bar, find some bouncers, tell them your problem and ask a price.

If you are planning to do estimates sight un-scene using square footage I would suggest your increase your amounts. 

Being uninformed could be disastrous.Location and proximity to something fun (i.e. bars/football stadiums) is much more important than amenities in my experience.
