And the rules keep changing, but you have to be looking for the rule changes - they don't necessarily inform you until the auction.

Due to many complications, we fell into default with the 2nd lien holder and owe 170k and are facing foreclosure, set to be sold in auction soon.

My questions include: what's the process to obtain the certificates (bidding, auction, straight purchase)?
