Because you are buying in NV you will need to look for local lenders, most nation wide commercial lenders won't lend in the state. 

This will be my first investment property and I know NY is not an investor-friendly state but the cash flow with this deal makes it worth it to take it down.

If you wouldn’t buy this property at its current market value if you didn’t already own it, it’s time to sell especially as an out of state landlord in California, you are hated. 

In some states, you inheirit the tenants and are stuck with them. 

This was a half-finished subdivision from the late 80s with middle to upper-middle class homes - the residents had a lien against the former developer who went bankrupt and left the road in state of disrepair (never done the correct way)...so 10 years bankrupt...I bought it from the town for backtaxes and agreement to build new road.3.

Atleast in the state of WA, a buyers agency agreement is the law now. 

My broker assured my property manager they will receive the same coverage as before, however internet articles claim  additional insured  "is not covered by the polity for any liabilities arising out of your business.""

If you have a legitimate and sufficient reason to believe that the person NEEDS to sell the home for whatever reason then calling may be efficient, but simply because someone like myself is an out of state investor is hardly a reason to disrupt their day and I would always be certain to bump the number against the DNC list. 

If you're looking to make offers and then use a Private Lender or Hard Money Lender, they're almost always going to ask for your LLC and Articles.
