So.... when you see all the foreclosure listings and it states auction date (but also dates may be changed) and it is still listed as a pre foreclosure.... does this mean that you would still contact owner even if it's past the auction date?

Adam Stroik , the best exit strategy would be to show the deal to a prospective bank and have then give you a pre approval based on your ARV and what you'd want to take out.

@Steven Hamilton IIThanks Steve.Wouldn't that mean you could use the 10% tax credit on a rehab of a pre-1936 residential 3 flat as long as it's over $5,000 worth of rehab and you keep 75% of the external walls and structure?
