So i was approved for financing with Wells fargo and 5 days before closing they say they will not approve the loan because the property HOA delinquency is too high.  

Trying to pull fast sneaky deals as gurus put out are a great way to get you nailed acting like you have partners or someone else that must approve you contract or acting as if you can buy when you can't.

I like the added mobility of renting and I don’t have to deal with maintanence issues.

It is a short sale (price approved) and when the bank realized that the buyer (me) was also the agent, they turned around and said that they would not be paying me a commission as it is "self dealing".I find it low of them to do this, but I guess in this business you see all faces.My question is that of the legality of not paying out the commission.  

I would like to start studying the materials now so that I can take the exam as soon as I return to Louisiana.I have seen some approved per-licensing on the LREC website, but I am curious if anyone has taken this route and if so, what the best choice would be for me.ThanksBrian

You're doing a financed offer, as opposed to a cash offer, so you'd provide a loan commitment/approval, not a POF.

We'll be looking at setting up an LLC, getting contracts approved by a lawyer, etc.Any assistance or insight is appreciated!
