I want to grow our portfolio at this stage by purchasing a personal property (with 3%-5% down instead of 20%), but I definitely don't want to jeopardize being able to refinance a property that I directly owe a $155,000 short term loan payment on this spring (original loan amount + interest).

@Jessica LongI’ve found one of the best ways for your stage is to be your own GC and hire out a specialist/handyman for each job.HVAC guy for HVACPlumber for plumbing Electric guy for electricHandyman for odds and endsUse referrals, read their reviews and get the work done.Can execute a rehab in a week or maybe a few, and for good pricing.Doing the work yourself to save money but then dragging it out for months (because you’re busy) cancels itself out because of the holding costs and lost rent.

You can also do this on your own, but the agent will be able to narrow down many options and if they're really good they'll uncover some gems or off market deals.What I suggest is doing basic deal analysis on each of the properties you visit and you'll improve the "math" skills that you mention you struggle with.
