A business entity is not a person but an alter ego, and an individual who acts in multiple transactions making a significant amount of income will be seen as being in the business of doing something more than acting individually.

While you're at city hall talking to code enforcement, you can ask if there are any properties that are burdened with lots of code enforcement violations.

Yes and it is most likely not up to code without them.

I install irrigation systems , I just checked prices for my zip code , Its way off , But I wish I could get what they were quoting . 6 jobs and I would be done for the year .

Me personally I would not buy before 1978 when the HUD codes came into play.
