Simply asking why it bothers you is a pretty simple straight forward question to better understand the situation, and doesnt seem like an odd question at all especially concerning where you asked it....on a real estate forum where people constantly complain about this same rule in other condo associations. 

My concern is that I give too much information that may work against me.

I'm not looking to make a quick buck, so I'm more concerned about making a smart investment that will create a positive cashflow.

My concern is always the potential liability that exists when dealing as a direct buyer while I hold a real estate license.

This is important to note because private lending will typically accompany a higher interest rate which reduces the amount you will qualify for.

During the process, we had to make sure that communication was always open with those people so that they don't feel threatened by us. i used to meet them once in 15 days to explain our concerns why we are doing it.. after first 1-2 meetings, once they understood our situation and realized how professional we were in communicating... things went easy. 

I personally fall under the monthly income increase that come from rentals so that's my main concern.

I would be more concerned about the attic than the ADU.Or... accept a cash offer :)
