Something to consider is the large number of universities in the area.  

I'm a 21 year old college student at the University of Texas at Austin.

It is 1 block for Famu and 1.5 miles from Florida state University so mainly college students.

Without knowing anything else about the rest of one's goals, family or financial picture, it's tough to say other than a c-corp is a pretty much a universal no for RE.Hope you post what your CPA says and why.

There's nowhere else in the universe that you can go "hey, what do you think of this crazy idea?!"

There is a strip between 436 and Alafaya, and Colonial and University that has a couple of multi family areas on it, but also a ton or affordable single families that can service students from Valencia community college, Full Sail, and UCF.

Our focus would be near Lake Michigan from about Holland south to as far as Michigan City.We also have some interest in the long term rental market in the Ann Arbor area. being near the university we understand there is a large demand for housing, but prices are high right now. 

One of our properties is a townhouse located in a University town.  

I've even gone as far as contacting a local university to get set up for their online program.

A little bit of my backstory: I am a former college football player and had graduated from university.
