So I'm working with a local non-profit to help them liquidate at least one, but probably 2 of 3 properties currently under a commercial umbrella mortgage held by a regional bank.

Agent is saying that they can quote a personal umbrella policy that will cover liabilities for all my rentals.

Then, to cover your extra liability exposure get a single umbrella policy equaling the total value of your net worth (or your companies assets depending on ownership).
