My family has owned a beach house at the Jersey Shore all of my life.

They even offered to bring us temporary window units while we wait for the new one to arrive. 

Almost everyone works through a temporary contract agency, so max pay is about $20/hr before taxes.

You want to verify that the orders are not temporary. 

To look behind the numbers and figure out why this is happening, and is it long term thing, or is it just a temporary blip on the radar?

I guess the underlying question would be.....do i want to stay here long term if so then keep it debt free, if I decide this is a temporary place then maybe i'll try the mortgage, rent current property idea----that I put in a previous post.

There is the South Shore REIA on the Cape and another REI meetup in Plymouth.  

We would also be able to market to people that are on temporary duty or to extended families that are visiting.The advantage of staying in a duplex on our land include:1) Full Kitchen2) Ample parking for moving vans, trailers, boats, etc3) Washer/dryer in unit4) Pet Friendly 5) More space and privacy than a hotelPotential Disadvantages:1) Cost to build: I expect that the cost to build the duplex will be around $85/sq ft.

Because I get cash flows from 12 units at 6 addresses in a tight rental market, I'm not worried about temporary vacancies.
