Second issue is that “wholesaling” as the term is used now is NOT investing; at the low level operation it’s a JOB as an unlicensed real estate broker; at the high level it running a FULL BUSINESS operation.  

Did you live in it the 1 year or 2 for the capital gains issue?

Establish objective, non-discriminatory screening criteria, treat all applicants the same and you will have no issue.

Strata does band aid fixed but the issue is still ongoing.

The seller technically hasn't sold it and you get control of the property to prepare it for the purchase allowing them to step into their 1031x.

If it really is a trained service animal, you might not have any issues.

If you find an issue that you think makes her life not stable and it worries you enough that you think it will jeopardize the rent payment, that is a reason to not except her.

There are so many forum posts from OOS investors, especially in California, who rush into something in the midwest and then get crushed by capex - a foundation issue, a roof, etc.$100K is a lot to put into a random property in the midwest... and, as is a feature of real estate, the nicer the property you buy, the less you're going to cash flow.Hope this gives you some things to think about
