You can continue to roll over for up to 5 years.If you cannot use the charitable deduction, you can sometimes sell the properties to a high income individual who CAN use them.

Obviously you will need to  be able to buy something if you choose to sell your primary, I would advise talking to your lender on how to get creative on that side of things.

I’ve gotten in the habit of skip-tracing the owners info from public records for starters, and also their spouse and any other family members I can find, as well as the neighbors surrounding the property/ talking to as many people as necessary to confirm the seller is who they say they are and is actually selling.
