@Matt Fisher A self directed IRA or Solo 401k can be a great tool for diversifying your retirement investing into real estate.These tools are not, however, a way that you can access capital for your own personal real estate business.

I am happy this community/tool exists and is very helpful.I ultimately am a buy/hold investor, however I would say I will adapt depending on the property and what I have to work with.

@Paul Stern From my experience as well, using an inspector usually ends up saving $, because then you can use the inspection report as a negotiation tool, and you can go back to the REO, and state, "You didn't realize it needed (Fill in blank)", and ask for a concession amount as you have done in the past.  

The agent is (no offense) the tool to the deal.

Make sure you have the tools to become a successful real estate investor.
