I would HIGHLY recommend that you talk with a realtor in the area and get comparable sales in the area to determine what it will realistically sell for.

I routinely tell my customers that the absolute best way to get the most out of their house is to fix it up themselves and sell it with a realtor.

Additionally, I notice there is a huge difference in teh values when I have my realtor pull comps even when there isnt any "gated area".This brings me to this question...Does anyone have any other electronic AMV sites that they use that dont sapm the crap out of you when you use them?

If you want to pull some of that cash out, you can get a realtor's license and charge your company a listing or sales fee.

I got that from going on foreclosures.com and looking up the community informationFor most of the towns around here it was around 13-14% vacancy so I just madei t 15 to go on the safe side when doing the numbers...I dunno tho i'd have to check with some realtors around here though to get better numbersAnyway, I'll try to find the tax office around here...thanks!
