As federally insured - meaning tax payer insured - institutions, they should not be able to act like their capital is nothing more than Monopoly Money.All of the major banks - Chase, Wells (by virtue of their acquisition of Wachovia), BofA, and JP Morgan Chase - got slammed with huge penalties and fines.

They are raking people seriously here.Legally, US Law, for any private company or institution or person doing a background check on anyone, the can only charge a 'reasonable amount' if the Principal/person has to pay for it themselves.

Im assuming alot of regulation but say you own an LLC that has a nice portfolio of properties and you want to set up a different corp to finance the buyers of your properties whereas you can then sell the MBS to other institutions...

I am already familiar with the concept of quit claiming your property to the LLC once it is financed and purchased for liablility and tax reasons, but I am finding lately that since the collapse of sub prime it is becoming really difficult to find lending institutions that will lend to an LLC unless it is extremely well seasoned with good D & B ratings, etc.I am wondering if there is anyone out there who is currently financing properties in the name of their LLC without a personal guarantee and, if so, if you can share what instituions you are working with (especially recently) and the details of how long you have been in business as the LLC, how you built your business credit, etc.Thanks in advance for any insight into this.Tamara
