The math that jumped out at me was -$1200/mo vs +$600. 

Selling at $278,999Should I keep the house on the market ( delay my move )  and keep it as my primary residence while I save to buy a multi-family? 

I learned that in order for my investing business to be successful I needed three important ingredients: (1) Money (2) Quality contractors (3) Off market properties.That led me to concentrated on finding deals that the numbers worked within, even with rates at 12%+ and up to 4 points for short-term money, and in areas where quality contractors wanted to do work.

My title company handles my 1031's for me with no extra charge outside of the closing fees.

If you reverse look up the address sometimes the residents names show up.Can’t you just serve the paperwork to “unknown occupants”?
