(COVID shifted some of this mentality because of our 5% "realized" vacancy rate, estimated 20% shadow inventory off-market)  When I look at NYC as an investment, I see holding for the long term with negligible cap rates. 6-7% cap rate sounds around where you want to be so if such an opportunity is presented to you, run with it!

@Miguel RosendoHi Miguel, I stayed in Upper state of Ny for 3 yrs ( clifton park) and moved to NE of connecticut 2 yrs ago. i was kind of depressed when we just moved here as the inventory is crazy low, tax is high, houses are aged, lots of houses under septic and well, and foundation issues etc.

Profit on the short term flips are taxed as ordinary income at your marginal rate and subject to self employment income tax because the IRS sees you as selling inventory, not an investment.
