Individually.Are the tax benefits same for rental properties held individually vs. in an LLC.Is umbrella insurance recommended for individually held rental properties.Does the umbrella insurance give the same liability protection that LLC's have.

They take care of all repairs except the infrastructure on your land, and hopefully individually metered for direct billing.

We each "own" our properties individually. 

I'd like to keep my current 2 family since Im entering the accelerated portion of the mortgage pay off terms and also keep her 2 bedroom cape since its in a desirable location and should be easy to rent.What should we do?

For instance, in Texas we have the Texas Education Agency and you get can get all sorts of school accountability and performance ratings for all sorts of school districts and individual schools through out the state.

I think there is an unmet need for this kind of help to many older owners and empty nesters who may want to downsize or reinvest.In fact I am in that situation as a homeowner who wants to downsize and reinvest.You could shop for owners using wholesalers rejected offers.Those wholesalers who felt that the owner was close to selling but just needed a little more incentive.The wholesalers can also give you an idea of the owners capacity to enter into something like that.
