I'm new to real estate investing and I had a quick question for investors in Houston that are rehabbing and reselling.

Is Special Warranty Deed a common practice for multi family apartment deals?

Property taxes are usually taken up front to front load the escrow account as a part of servicing the mortgage.

I have focused most of my time and attention on residential units, but something has come up in my family and was hoping someone could provide some insight.Here's the scenario:Say you own 1/3rd of a commercial apartment with your two siblings each owning another 3rd.

If the deal falls apart, the deposit may be owed to the seller or it may be owed back to the buyer, depending on the terms of the deal and on whether and which one of them breached the contract.

Does anyone know what the expected cap rates are on the newly a-b class apartments are?

The properties were originally retail and office, but most recently are apartments, so I assume there is recapture of depreciation (not sure if that is section 1245 or 1250). 

I would be splitting the property with a parter for my first property.

(Small MF's on normal sized lots being torn down are generally replaced with townhouses that are sold off individually;  or they are building SEDU/aPodment beehives;  nobody seems to be adding or replacing 4-6 unit apartment structures with decent size units)   Also if you are looking inside seattle proper,  be aware of all the additional rental regulations in place there which I love to rant about.
