So I would guess you are looking at a median home price around 7 figures.... add in  a hot market... yikes..So my quick thoughts are simple: drive east.... stop when you find duplexes, triplexes or four plexes that comes at least close to penciling out...You may stop at East Bay or have to drive  further....

We have been trying to sell the lot for awhile to use for down payments on local deals in the Green Bay area.
