A property is secured by a note and deed of trust which give the lender the right to foreclose if the investor doesn't fulfill their end of the relationship.Also, an insurance certificate can be made out to the lender so they are protected with insurance in case of a total loss.

In general I feel the best thing is to avoid places without lead certifications. 

Some of the things that can give you issues getting coverage for these types of policies:- Knob & Tube or Aluminum wiring- Flat Roofs- Tentants with prohibited types of dogs - Pre 1980's homes that do not have a Lead Safe certificate- Underground Tanks (active or inactive)These are just some of the underwriting issue we see.  

I bid at counties which have several thousand certificates at each auction.

Ideal would be people with certification and a guarantee on insurance policy.

On a FEMA elevation certificate they document the finished floor elevations, and the lowest elevation of mechanical and electrical equipment.

I was wondering what kind of classes and certifications you would recommend?

I have a VA certificate and no current mortgages.
