3. 60% Bonus Depreciation in 2024: Does this apply to the building only?

I have two 8 unit buildings and one 3 unit, so a fairly steady stream of empty units during the year.  

My dad and I are builders, and we specialize in building duplexes and selling them to investors in Oklahoma.

Im located in the DC, Maryland, Virginia (DMV) area and I just pocketed a good chunk of money from my first build and sale and already have my next target picked.

I never had a situation where someone was using RAFT to move within the same building.

The town keeps growing but new-build is slow.

New build means low maintenance but new properties aren't a low investment.

Currently, it is generating about $4,000 in monthly rent when fully occupied.These buildings needed a lot of work.

Because the cosigner is not responsible for mowing the lawn or reporting maintenance issues, they have no rights to the rental, and I don't want to communicate with them about anything but the money.
