I like to say that the best investor for DSCR Loans is someone between 5-50 properties, where 1-4 you still qualify for conventional and should take advantage of those rates, where 50+ you become more institutional.DSCR is great for when you are ready to do 5+ because a lot of people are in your same boat - once they hit this number the DTI doesn't work and qualifying for conventional becomes hard and a huge hassle - where DSCR becomes a much better option because of no DTI calc required, no tax returns and the qualification is simply on the new property and doesn't take into account your other four properties as a negative (its a positive actually for a DSCR Lender!)

I've got a towing hitch too, so I can tow a 5x12 trailer, and I've towed a boat with it too, been there done that, minivans today aren't the boxy powerless turds of the '80s.On top of all that, I probably paid 15-20k less than the pickup guy did for his, and I'm getting probably at least 25% better gas mileage.

Basically, these areas hold that someone with a voucher is not the same as someone paying full boat, and is therefore someone that you can discriminate against on the basis of income (still can't obviously discriminate on other factors, such as race, age, etc.).

A couple things that come to mind are 1) The labor force for construction will probably replenish since there are so many oil field workers that will be looking for jobs. 2) If any of the oils field workers saved any of the boat loads of money they made, will they be buying homes or driving the rental market up?
