The calculations and limitations can get a bit complex.There are a host of businesses--called specified service trades or businesses (think: lawyers, accountants, doctors, etc.)

These loans aren't offered by banks or credit unions that I know of, but most non-bank lenders like PRMG, Loan Depot, Movement, Fairway Independent, Nation's Direct and a host of others offer them. 

-Risk of my insurance company not covering a claim if they find out I'm hosting short-term rental guests OR having to pay for more expensive insurance to make sure I'm covered.

As a Host-partner for STR-A a key item is TIME, you need a longevity of performance of at minimum 3yrs, because you still have that big up-front cost from furnishing, marketing etc. right.

The property also earns rental income from hosting weddings and other events.
