The state of Maryland seems to be a high market for this but I continue to be hopeful.  

Being a new OOS investor myself, I would love to learn more from fellow OOSIs.

I can generate some anecdotal examples, but would really like to see a professional study, existing court case, etc.

Rethinking density limitations like building height, parking requirements, and ADU permitting would be more impactful.
