Parts are still a little clunky (especially the e-leasing-- you can fill in variables in line) and dealing with credit cards where you carry a balance, but it seems like they are improving it all the time.

My suggestions would be to get out of King County and look in secondary and tertiary markets (slightly better CAP rates) and get a balance sheet partner so you don't have to syndicate, no seller needs to take a risk in this market on a buyer who doesn't have enough cash already on hand to finance the equity side of the deal.

We got the property rented for April 1, 2022 and sent her the security deposit disposition which showed she had a balance after covering the one month rent, one month to re-lease the property and an amount related to damages that occurred due to tenants neglect.We received a letter back a few days later from the Connecticut Fair Housing Center, informing us that we needed to return the entire security deposit back to the tenant.

I think they have less stress overall :))) My strategy: the first step to take as much deals as possible with leverage 2) to balance portfolio based on my experience holding properties 3) to pay off during 10-15 years to enjoy higher cash flow 10-15 more years 4) exchange re into re funds and enjoy really passive income :)))
