If you plan on using the HELOC as a down payment on another property that you plan on financing, just keep in mind you are increasing the debt on your current property, and paying interest on the HELOC, as well as interest on the new purchase if you finance it 

If you are the only one providing value, there's no business sense in keeping people around that provide no value - at this point, it should be YOUR team. 

Some will believe they can handle the transaction themselves and will either end up under represented or the listing agent will end up doing double duty to keep deals together.

It is certainly a pain trying to keep up on what seems like continual regulation changes.

Every year, Disney and Universal reliably announce new attractions to keep visitors coming back — for instance next year, the opening of Universal’s Epic Universe in 2025. 

They settled because they were going to lose, so why keep paying expensive legal fees?

Springfield seems to keep popping up on booming market lists so I figured it was time I hop on here and try to connect with more folks.

That's another factor to keep in mind if your market makes it difficult to lower your expenses--it can still be worth it for the equity and  appreciation down the road.
