Plus with house hacking, you can get your feet wet with investing, dealing with tenants, etc.The only advantage to investing out of state is you can explore the DSCR loan, which is easier since it is based on the performance of the property, not your income.

Yes, 4 units together is easier to manage than 4 SFR's, but that's not a big advantage.If I were you, I might get my feet wet with SFRs that have multiple exit options.

The problem is the grading outside is leaning towards the foundation, not away, and the framed supports are definitely getting wet.

What I refer to as evergreen gas station landscaping - palms, indian hawthorne, miniature oleander, holly, asian jasmine ground cover, crushed limestone (black and it is also permeable for wet climates like mine) I have a professional landscape service neaten it up 3 times a year.

I did two bathrooms and a countertop, before I tackled this job. and even so I was out of my element. you can find countless books on tiling, so i will not go into what you need. but I will recommend if you are doing a very large job using a scoring tile cutter along with a wet saw comes in handy. also a 1/2 inch drill is essential so that you can mix your thinset. some sort of multi max multi mate or or other oscillating tool with a diamond attachment.

Too much to go wrong there.I think finding a small home that needs updating and not structural repair is a better target for your first time.Start small, get you feet wet in a few deals - then once you have some experience, you can go slay dragons.
