Hi everyone, I am am based in Orlando, FL and am very new to REI.

I used to get about 30% net caps based on cash purchases.

People are freaking out and saying it's going to do all kinds of everything, fire will be wet, water will be hot, up will be down, home prices collapse blah blah blah.....

Even a water heater replacement is usually listed as 1 hour, MAYBE 1.5 if there was water damage.

Obviously these are just projections based on a data-aggregation service, so take them with a grain of salt and verify them with more research, but hopefully it helps a little!

 It depends on the location, if based on your research and the area it’s better to have a MTR or LTR then go for it.

Potential opportunity - there is an attached utility closet that I believe could and/or used to serve this purpose as it has the red/ blue inlets built into the wall next to a hot water heater that is also in the closet.

Treat it 50/50 based on who is doing what and what is being put down. 

Maybe from an asset based lender, or a private lender, just recognize the rates will be a lot higher.
