Cory Benhardt Residential Mixed Use Condo's

The issue I'm having is that these are the only two condos in the condo association & the rest are commercial (2 units above store fronts).I could owner occupy at least one & my partner could owner occupy the other one but I don't believe a residential lender and appriser would ever approve this as a residential loan so my options would be to try and get these two rezoned to a multi-family, get a commercial loan, or possibly seller financing?

. #1st) Irvington New Jersey, 07111, mixed-use property, two floor, 1000sqf 1st-floor commercial unit open space- with closed in office, bathroom, front and rear entrances, new heat and hot water units, automatic gate entrance, a former warehouse, needs some repair- no current lease. 2nd floor is 3 bedrooms, 2 baths, rented (lease until Jan 31 2021- 1200k per month) but the whole building needs moderate to light rehab, asking only 190k..ARV 300-350k conservatively!!

@Chris ArmstrongNot sure if you mean warehouse space in Denverbut that type of property is super f-ing expensive here because all the corporate weed growers have bought them up for grow houses.I'm interested if there are some Denver commercial agents on here who could speak to that.
