I Live in Upper Westchester county, 1hr from Manhattan, it is really expensive here and the completion does not make it any easier, I purchase my 4plex last may  I was able to get a great deal , but I been actively looking for something similar it has been really hard, I'm considering purchasing my second property in GA.

If you bought a fixer upper for 250-350k and put in 80-120k, if done well, you could have an ARV of around 400-500k.
