When she started to remodel, she realized the electricity needed to be updated and the current landlord didn't have the funds to cover.

It would be extremely unwise to buy in st louis without personally visiting the property. 

I'm scared to death I'll mess this up, (never done this approach before!)

However, we are going back and forth on a few items and would appreciate any advice or if anyone knows who to talk to locally to find out the answers to these questions that would be great.
