@Allen MarisAccount ClosedHere are some additional examples from a book I'm currently writing:Warren Buffett, who has a net worth of approximately $72.7 billion(Forbes, 2015), still lives in Omaha, Nebraska in the home he bought for $31,500 more than 50 years ago.He enjoys eating at McDonalds and still drives himself to work in his Lincoln Towne car each day.Azim Premji, chairman of Wipro Limited is worth an estimated $19.1 billion(Forbes, 2015).He’s known to monitor the number of toilet paper rolls used in Wipro facilities and demands that employees switch off lights when leaving their offices.

I like Cadet 3 toilets, they NEVER clog because they have a huge 3" tank valve.

The water company at one of my rentals called me when they noticed the baseline water usage was odd....because water in the toilet was constantly going and the tenant never said anything.

If a tenant doesn't pay the water bill and service is stopped, they won't be able to flush their toilets... phew!

If it is a high-end home it may make your home better than home X, but if it is a middle to low end home it may be unnecessary because your home isn't competing against homes with brand new kitchens, golden toilets, and a landscaped lawn.In summary, I would lean toward focusing on what my competition's homes don't have, whatever it may be (landscaping, new kitchen appliances, 2 tone exterior paint job, etc.) before putting in a sauna.

Items I look for are, does the flooring need to be replaced, do all appliances work, its is clean enough for the next group to move in or does it need extensive cleaning, what condition is the yard in, anything mechanically wrong (do the toilets flush, windows open, garage door work, locks and keys all work and so forth). You can bring a handy many with you if you have one that's cheap, if you are really concerned you can always hire a home inspector, but that's going to cost you 400-500$, and probably overkill.
