My experience in real estate thus far is limited to closing on a single-family home (my primary living residence) and fixing it up (removing/replacing ceramic and vinyl tile flooring, painting, installing baseboards and shoe molding, installing light fixtures, landscaping, etc.).

Look to the future for what "ifs" like fixing shower tile or going with surround or corian sheet where future cost can be controlled and no emergency thinking needed.

Yeah that carpet one kills me too, just put in new carpet and the tenant who paid the first month, deadbeat after that locked his dog in the house and destroyed the nice 4 month old carpet that cost me $1800 uugh, I'm gonna replace it all with indestructible tile..Worst of all for me was giving the next door neighbor my number, then they started calling me complaining about every little thing my tenants did, even after midnight one time.
