My experience in real estate thus far is limited to closing on a single-family home (my primary living residence) and fixing it up (removing/replacing ceramic and vinyl tile flooring, painting, installing baseboards and shoe molding, installing light fixtures, landscaping, etc.).

I found this new backsplash video and wondering if it is worth removing my subway tiles and replacing it with this one.

So I can assure you, there were some evenings we were up redoing the wiring, putting in molding or tiling a backsplash.

It was move in ready, but a little grimy so we spent about 3k rehabbing the place with tile, carpet, paint, and cleaning.Both places rent quickly and have a positive cash flow.  

I routinely hire designers in my market for $50-$75/hour to pick out colors, cabinets, tile etc.

Yes, you have to decide on paint colors, bathroom tile, flooring, light fixtures, plumbing fixtures, etc...

Every few months there would be an issue (broken tile, fuse replacement, etc.) so we cash flowed about $100 per month.

Look to the future for what "ifs" like fixing shower tile or going with surround or corian sheet where future cost can be controlled and no emergency thinking needed.

Yeah that carpet one kills me too, just put in new carpet and the tenant who paid the first month, deadbeat after that locked his dog in the house and destroyed the nice 4 month old carpet that cost me $1800 uugh, I'm gonna replace it all with indestructible tile..Worst of all for me was giving the next door neighbor my number, then they started calling me complaining about every little thing my tenants did, even after midnight one time.
