Also, bring proof (pictures) to the judge, that would just make the decision easier for him/her.

You should look for solid proof from other investors, actual tenants, property management firms in the area, and realtors to confirm that you could really get those rents, what your likely monthly expenses would be, etc.

Maybe I should just focus on getting properties under contract first so that investors see the proof in the pudding.
