I started investing once I turned 18(I lost most of it (whoops)), but I started focusing on safer investments and learning about real estate over the last two years.

Unbelievable • His insurance won’t cover because as it turns out commercial liability does not cover craftmanship defects they need E&O insurance for that, hard lesson learned, 95% of small contractors will not have E&O, it's an extra cost for them and only the larger construction companies carry it.

I did all the work myself pretty much which is why it took so long to be completed, but I saved a lot of money and learned a whole lot in the process.

I am seeking opportunities to learn more about real estate investing in different properties type and how to mitigate the risk.

I'm located in the Dallas area and from what I have learned from YouTube University, Stainless steel is the way to go for the kitchen area.

I learned about the power of leverage and used that equity in my two paid off rentals to scale up to 25 SFR with debt (on 18 of them) vs just my original  two paid off properties.

You would then need to refund the original prospect their deposit.Lesson learned!

Theres also many local real estate meetups depending on how far your willing to drive where you can meet other like minded people and network to learn from them as well.
