Some have been a complete train wreck - you get what you get.Probably my most memorable (or maybe, most horrifying) experience buying without seeing inside was when I bought a house at the trustee's sale in Clark County. knocked on the door, left notices, went through the eviction process over the course of a few weeks, etc... eventually went in with constables for the first time and the guy was obviously still living in the place - seemingly nobody was home, but there was a bunch of viking weapons and knight stuff all over - there was a suit of armor on a stand in the corner...

While working, schooling, and looking for properties, if you feel that one route is much better suited for you over the other, you can drop everything and pursue one thing.Whatever you do, do not go 150k in student loan debt to get an English/philosophy/humanities/business degree!!!!!

I agree that there's nothing wrong with doing the work to find and outstanding deal because you recognize the deal, and find others who are willing to sell at prices that allow you to make money as long as it suits their needs and situation too.

As others have said, an LLC won't necessarily protect you 100%, but it can provide some legal protection and provide a simple layer of anonymity.As far as suit protection, call your current insurance provider(s) and ask about an umbrella policy for converting your primary residence to a rental.

Right now, we post on Zillow (and all the other sites it automatically posts that to), Facebook marketplace, Facebook FSBO/Buy, Sell Trade/Mom/Army Wives/etc. groups, Craigslist, post to our business Facebook & Instagram, email it out to our mailing list, and have a few other professionals in the field we work with to get the word out.
