Could someone share where I should start.

Some only do HOAs, some actually only watch homes.

I'm wondering if I should find someone that is local and see if I can follow what they are doing.Or maybe I should just try some other way to make money with real estate?

You should be buying a flip cash or partnering with someone how has cash.

Make sure if you do you're not hiring someone that isn't qualified.

I did know someone who rented a property and then airbnb'd it out (with the owner's permission) and split the profits (keeping most).

There is quite a bit to learn so I would say get moving - read, go to meetings, consider working with someone who can help you jump the learning curve, set meetings with potential team members.

Today I saw someone on a FB group complaining that their cover beach photo was now a kitchen photo.
