Get ones that have burners that are easily replaced (ie not smooth surface).

It can be smooth sailing and then suddenly the wheels fall off. 

But look around, ask for recommendations, etc and you can have a smooth process.  

This allows you a great opportunity to quickly check on the properties and connect with the tenants to ensure everything is running smoothly.

Plans to alleviate utilities from landlord's list of bills as soon/smoothly as allowed, but should be factored in for now.

I was very fortunate that my first deal went somewhat smoothly and worked out well (so far anyway). 

Paying off debt or saving for a larger down payment will help smooth some bumps in the road toward your mortgage as well.

This one was relatively smooth and had no surprises behind the walls, which is always a huge plus!

(you can do without out, but the time and effort you spend will equate to the same) -----------------------------------So far... this is all before you even take on ONE client and as you can see I'm way undervaluing the amount of $$$, time and effort spent to get the above all ironed out and jiving smoothly.

Is it realistic to expect things to run relatively smoothly with a well thought out contract with a property manager.
